How to find your dream home

Whether you're renting or buying, it's really important to move into a house that feels like home. Don't settle for second best - it's just a matter of time before you find 'the one'.

Finding a new abode can be an emotional and exhausting process, especially if you have to move by a certain date. Here are a few tips to help ease the burden and get you moving faster.

Be prepared

The old adage really does apply here. If you’re not prepared, you’ll miss out on countless opportunities. Make sure you have the following in check:

  • If buying a property, make sure you have your loan ready to go and know what your financial limits are.
  • If renting, make sure you have appropriate referees.
  • Although it’s tempting, don’t waste time looking at properties that are out of your price range.
  • Download a real estate app that will help keep you abreast of all the latest properties on the market.
  • Sign up for email alerts when new properties are listed.

Get friendly with local real estate agents

If you’ve been scouring the market for a while, getting to know some of the local estate agents is inevitable. Build a relationship with an agent you feel comfortable with and they’ll be an invaluable resource. Once the agent knows what you’re after they can steer you away from inappropriate properties and help you find your dream home. They’ll often let you know about properties before they’re listed too.

Room with a view

Be strategic when you view properties. If you have a few to see, set time limits and stick to them – you don’t want to miss out on the perfect property because you lingered too long in the previous house. Also, try to inspect homes during the week rather than weekends. There will be fewer people so you’ll get more attention from the agent.

Keep a visual record

Take photos or film the house on your phone to get a realistic representation of the property. When you’re looking at lots of houses it can be difficult to remember important details.

Organise a building inspection

If you’re really interested in a property, organise a building inspection to ensure you’re not missing any serious defects such as structural problems.

Be proactive

Don’t be afraid to put in an offer if you fall in love with a property, even if it’s scheduled to go to auction, as the vendors may be anxious to sell. On the other hand, if you have the luxury of time then make the most of it and find a home that ticks all the essential boxes.
